- General introduction to frame the context of the proposed research: BNB-COMMON represents the first step of a study interested in systematically analysing the tourist rental of structures, managed by private individuals, for tourist rental. Starting from a literature of the distortions caused by the overtourism tearing apart the tourism capitals, they fall into the paroxysm of economic interest that links: cultural heritage and financial interest aimed at welcoming tourists. BNB-COMMON indexes all the tourist rental structures widespread in Brescia in 2023, detecting approximately 430 against the 140 for medium-long term rentals. - Objectives of the proposed research: starting from this localized data-numerical survey, architectural design strategies are suggested which in the software methods include assembly as a governing matrix from which to formulate a minimum space according to the typological archetype built in the definition of a module. Consequently, a volume is composed in which the game software inserts the distribution elements, such as stairs and galleries and secondly the housings which undergo the necessary negotiations to find the optimal configuration concerning views, opening, lighting and degrees of accessibility. - Results of the proposed research: a project designed to re-evaluate the urban identity which constitutes the spark useful for guiding the dynamics of the tourist-economic finalization of residential properties, guaranteeing the compositional value, in the design of a parametric building capable of changing from time to time based on the variables involved. BNB-COMMON, mindful of the Japanese concept of en, intervenes as a counterpoint in the dialectic between the tourist market, house and private space, to generate new public-private spaces. For this reason, we explore the project capable of parameterising all the variables brought into play by the diversity of subjects and architectures that the software processes in composing a building, a pilot case, as a material expression of the numerical data parameterised by the software.
